Pre-Purchase Surveys

A Pre-Purchase Survey, also commonly referred to as a structural survey, is a detailed inspection of a building or property in order to ascertain its current physical condition. At Diarmuid Keane + Associates, we carry out pre purchase surveys on behalf of clients prior to them purchasing a residential, commercial or industrial property. The results of our surveys will be recorded in detailed reports and backed up with photographs and sketches where required.

Condition surveys and reports are often required prior to the commencement of construction works on a property adjacent to the relevant property subject to the survey. The condition survey and report is basically a snapshot in time of the condition of a building or structure.

Legal Mapping

When purchasing or selling a property it is vital to ensure that all boundaries relating to the subject property from the relevant folio map of the property match the actual boundaries on the ground. It often happens that there can be discrepancies between the the folio map and the actual boundaries on the ground.

Declarations of Identity

A declaration of identity certifies that all of the services which are used by a property are located within the relevant site boundary of the property. Such services generally include a septic tank or treatment systems and percolation area, the dwelling house and ancillary works and a private supply water well.

Certs of Compliance with Planning Permission & Building Regulations

A Certificate of Compliance is required for all new build work and for any alteration, addition or extension work to an existing property to ensure that all works have been carried out in accordance with any planning permission granted and the Building Regulations.

Snag Lists

A snag list is an in-depth informative report, which identifies any areas of poor workmanship, building defects, non-compliance with building regulations or un-finished items within a dwelling. Snag lists are generally required for newly built houses whereby the client will require the snag list be undertaken before the contractor finishes up on site.

Fire Certificates

Fire Safety Certificates (FSC) are important documents that show that adequate escape facilities are available within a building. A Fire Safety Certificate will also show that the building is designed and constructed so as to limit and prevent the spread of the fire. All buildings are required to comply with Part B (Fire) of the Building Regulations 1997 – 2010.

Disability Access Certificates

A Disability Access Certificate (DAC) is required in order to certify that buildings (except dwelling houses) comply with the requirements of the Technical Guidance Document Part M which is the legislative basis for the provision of universally accessible buildings. A DAC application must be undertaken an the design stage of a project and is generally submitted to the relevant Building Control Authority along with the fire safety certificate application.
